Nelson & Area Real Estate: Two Different Markets in September 2026

September 2026
Nelson & Area Market Update
Two different markets. A closer look at sales, selection and selling timelines in Nelson and the surrounding communities.
Taken together, Nelson and the surrounding areas recorded 44 sales in September—up 25.71% from last year. But that regional total hides an important distinction: properties inside Nelson were generally selling faster and closer to asking price, while rural and surrounding-area buyers had considerably more supply to choose from.
The headline: Sales counts were remarkably similar—21 in Nelson and 23 outside the city—but the pace, negotiating environment and available supply were not.

Two markets, two different rhythms
Nelson was faster and more competitive Nelson's 21 sales were well above the five-year September average of 14. Homes that sold averaged 60.43 days on market and achieved 96.55% of asking price. With 7.77 months of supply, the city offered buyers considerably less selection relative to its pace of sales.
The surrounding market offered more choice The rural and surrounding sub-areas recorded 23 sales, also above their five-year September average of 19. However, properties averaged 85.17 days on market, sellers received 91.58% of asking price and months of supply stood at 13.86. Those numbers point to more negotiating room and a longer selling timeline outside the city.
New supply moved in opposite directions Nelson added 32 new listings, up 39.13% from last September. The surrounding areas added 30, down 9.09%. Even with fewer new rural listings, there were still more than twice as many active properties outside Nelson at month-end.
Average price does not tell the whole story The rural September average of $739,702 slightly exceeded Nelson's $716,686, but rural results included acreage, waterfront and other higher-value properties across a wide geographic area. Monthly averages can move sharply with a small number of sales. Year to date, Nelson averaged $717,479 and the surrounding areas averaged $683,875—a more stable picture of the broader market.
What this means for your move
In Nelson
Buyers should be financially prepared and ready to act when a well-priced home appears. Sellers still need an accurate price, but recent results show stronger sale-to-list performance and shorter timelines.
Outside Nelson
Buyers often have more choice and negotiating room. Sellers should plan for a longer marketing period and recognize that rural property features, condition and pricing can produce very different outcomes from one community to the next.
Local numbers need local context.
