What the Data Reveals

Market-Wide Softening: While the 48% drop in average price is heavily influenced by a high proportion of manufactured homes selling this month, it is important to note that the trend is consistent across the board. Prices for single-family detached homes are also coming down as part of this broader market adjustment, even if their specific decline isn't as extreme as the monthly averages suggest.

Low Volume, High Fresh Supply: With sales volume down 66%, the market is moving at a much more measured pace. However, sellers aren't sitting back—new listings (46) were actually up nearly 10% year-over-year. This combination of slow sales and steady new inventory is giving buyers significantly more leverage than they have had in years.

A Window for Due Diligence: Total inventory remains stable at 200 units, but the 7.12 Months of Supply shows we are firmly in a market that favors the patient. Buyers now have the time to perform thorough due diligence and negotiate aggressively, while sellers must be increasingly strategic with their pricing to capture the attention of a smaller pool of active buyers.
